Why Louňovice, and Why a Log Home
I first came to Louňovice back in 2000, on a friend's recommendation. A few walks around the area were all it took - I knew right away this was where I wanted to live. So, I bought a plot of land.
I've always felt a strong connection to nature, and during a trip to the mountains, I completely fell in love with the local log houses. That was the second big moment of clarity - it had to be a log home.
And so it is. We finished construction and officially moved in back in 2007. The first three years were a bit of an adventure, as the wood settled and dried - but after that, the house found its balance, and it's been exactly what I imagined ever since.
Just like the house, I've drawn inspiration from permaculture principles in the garden - letting nature do its thing, without too much interference.
I had a hole dug for a natural pond/small lake. It hasn't been built yet, but one day it'll be amazing.
The soil from the pond became a small berm, now covered with wild roses and blackthorns, forming a natural hedge.

Why We're Selling
It's the question every potential buyer asks - so let's be upfront about it. It's not an easy topic for me to talk about, which is why I'd rather explain it like this.
Around the same time we started building the house, I also launched my own business. It's been a long 18-year journey. The early days were tough, and over the years there were ups and downs - but unfortunately, it wasn't the kind of story that ends up in Forbes. I'm now dealing with the consequences. By selling the house, I hope to pay off the remaining business loan within two, maximum three years.
We've made a lot of great memories here in Louňovice. Our kids have friends here, and so do we. We genuinely love this place.
At the same time, we've started thinking about where life might take us next. We've looked at a lot of options - both online and in places we know personally. And the more we looked, the more we realized how unique Louňovice really is.
If we're lucky enough to find something smaller here - or somewhere nearby - we'd love to stay. So who knows, we might even end up being neighbors.

Why We're Selling It Ourselves
We've actually tried selling through a real estate agency in the past - and I think it was a good one. But the typical approach of most agencies is the same: take "wow" photos, polish everything up to get people through the door, and then smooth over any flaws during the visit.
My approach is different. From the start, I want to be honest: this is a home we've lived in for 18 years. And in my opinion, it's a beautiful, spacious house in a great location.
But it doesn't always look like the staged and professionally lit photos you see online. When you visit, you'll see a home that's full of life - scattered toys, boxes of clothes in the attic, dishes in the kitchen... just a regular, lived-in household.
I'll also show you (and eventually post on the website too) the scratched floor, a few worn-out doors and windows (we've had both dogs and cats over the years), cracked tiles - things that come naturally with everyday use. Real estate agents usually suggest fixing all of that up first, so everything looks perfect at first glance. They say they're selling "emotion."
But to me, that doesn't make much sense. Why rush to make cheap fixes now, when a thoughtful buyer might actually prefer to handle those things themselves - choosing the quality and design they want? I'd rather be upfront and show the house as it truly is, to save everyone time and avoid any surprises during the visit.
